Renting in Ghana normally demands one to two years of rent upfront. Stated plainly it sounds like a typo. It is not: it is the standing condition of getting a roof, and it means housing is rationed by who can produce a two-year lump sum rather than by who can afford to live somewhere month to month.
Edanra replaced that with monthly instalments, and turned on-time payments into a credit history tenants can build on. The second half matters as much as the first — a tenant who pays reliably for two years should finish with something to show for it, and under the lump-sum model they finish with nothing but a receipt.
I led the frontend architecture and built the admin dashboard that handles payment tracking and reconciliation — now running across 150+ recurring tenant contracts.
The Bureau records that the two-year advance was never written into law. It simply became what everybody did.

When rent becomes a monthly bill.
For the tenant the product is almost boring, which is the point: rent becomes a monthly obligation like any other bill, rather than a two-year sum that must be assembled before a landlord will hand over keys. The interesting part happens quietly underneath — each payment on time is recorded as credit history rather than evaporating into a receipt.

Recurring contracts are easy to sell and hard to administer. The admin dashboard is where the portfolio is actually kept honest: what was due, what arrived, what needs chasing, and whether the books agree with the bank. It runs across 150+ recurring tenant contracts, which is the number at which manual reconciliation stops being possible.
